長期優良住宅

現在の日本の中古住宅事情は欧米諸国に劣っている。
日本の住宅は、資産価値が低く対応年数も短い。
だから中古物件が減り、すぐに建替えることになる。
長期優良住宅とは、劣化対策、耐震性、可変性等を講じた住宅であり、
数量重視からストック重視へシフトし、社会的資産価値のある住宅を作ることを目指すものである。
住宅ローン減税が受けられることもあり、今後の普及が見込まれる。
しかしあくまでも構造部の改善でしかなく、端的に言えば、壊れにくい、朽ちにくい住宅である。
そこに意匠性は考慮されていない。優良という意味が「機能性」や「デザイン」にまで波及されず、
いわゆる普遍性がない場合、少なくとも長期優良ではない。

The marketplace of used houses in current Japan is inferior to that in American and European countries.
Japanese houses are lower in property value and shorter in durable years.
Therefore used houses in Japan is decreased in number and they  became to readily rebuilt.
Long life excellent houses mean those for which the measures against deterioration, earthquake and alteration have duly been taken and also aim to build houses having property value socially by shifting to put importance on stock instead of putting importance on volume.
By taking advantage of reduction of housing loan, popularization of such houses is expected in future.
However, in Japan, such houses are only reformed in structure, and, frankly speaking, they are houses not easily broken and not soon deteriorated.
For such houses, no design is considered, and, the meaning of "Excellence" does not refer to "functionalism" nor to "design", and then, in case of not having so-called "generality", such houses at least cannot be called "Long Life Excellency".
